Curb Appeal Curb appeal - it's an instant sell!  Like it or not, curb appeal help buyers determine whether your home is a "drive-by" or "Wow - stop the car".  

The before and after pictures below are self explanatory.  Same home, different curb appeal.  If you were the buyer, you won't even bat an eye for the "before" look.

>> 84% of realtors believe a tree lot brings 20% more on the sales price.

>> Property with average landscaping sells for 20% more than without landscaping.

>> With good curb appeal, your return on investment in resale is 100%.

>> Current studies indicate that the average lot size is decreasing and the average square footage of a home is increasing.  This means that the outdoor area must be as livable as the inside!

Video & Pictures According to the 2005 National Association of Realtors® survey, 77% of people view homes first on the Internet.  Another glaring statistic - 75% of buyers who searched on the Internet went on to view or drive by the homes.

Home Interior:  63% of folks want move-in ready. Clean, clean, clean and staged to show space and get that emotional connection that says, "I want to live here."

Pets:   They may be “man's best friend” but not to the new buyer.  Board them out or take them to a friend's home for the open house or showing.  Move and clean up all food dishes and animal paraphernalia.  Professionally clean the carpets and eliminate pet odours.

Kitchens and Bathrooms Sell Houses: 

52% of buyers said the kitchen had the most significant impact on their purchasing decision.   (Source:  Maritz Research Staging Polls, 2006)

79% of buyers indicated they would be willing to pay a premium for a home with an updated kitchen.  (Source:  Maritz Research Staging Polls, 2006)

How to sparkle up a sink (Thank you flylady.com)

  1. Fill your sink with very hot water.

  2. Add one cup of bleach.

  3. Soak for one hour.

  4. Drain and rinse thoroughly.

  5. Scrub with ajax or baking soda.

  6. Rinse again very well.

  7. Shine with Windex.

  8. Dry thoroughly.

The Final Touches just before the Showing:

The following should take approximately 1 hour in total.  So tell your realtor to give you at least one hour notice! 

Set your clock timer for ten minutes per task and your home is ready for a Buyer's visit. 

  1. Vacuum

  2. Dust

  3. Mop

  4. Polish mirrors and sinks

  5. Make beds

  6. Empty all trash

  7. Fresh flowers or plants in every major room.
